Kingston's Three Disclosed Home Sales Span Just $773 to $942

KINGSTON -- Plymouth County Registry of Deeds records show 11 properties changed hands in Kingston between June 19 and July 18, but sale prices were disclosed in only three of those transactions, limiting what the data reveals about the local market's dollar value this period.

MARKET OVERVIEW Of the 11 deeds recorded in the four-week period, three listed a disclosed consideration amount: $773, $775 and $942. The median of those three disclosed prices was $775, and the full range ran from $773 to $942. The remaining eight transfers were recorded without a disclosed sale price. By raw count, 11 recorded transactions over four weeks represents a moderate level of deed activity for the town, though the scarcity of disclosed pricing -- fewer than a third of all transfers -- means the period's transaction volume cannot be read as a signal of rising or falling home values.

34 Charles Dr sold for $942 on June 24. Seller Briarwood Construction Corp. transferred the property to buyers Paul Lombard III and Lauryl Lombard.

92 Ocean Hill Dr sold for $775 on June 25. Seller Janet A. Carmichael transferred the property to buyers Tautvydas Shalna and Catherine P. Shalna.

51 Three Rivers Dr sold for $773 on June 22. Seller Robin E. Olson transferred the property to buyers Cassandra M. Najjar and Samer Najjar.

No other transactions in the period included a disclosed sale price, so no additional sales can be ranked among the period's top transactions by dollar value.

NEIGHBORHOOD BREAKDOWN Two of the 11 transfers involved Main Street addresses. RA Empire LLC transferred 228 Main St to Joseph King on June 26 with no price disclosed, and Kenneth D. Goldberg and Kenneth Goldberg transferred 200 Rear Main St to Linda A. Goldberg, trustee, and the Goldberg Family Revocable Trust on June 23, also with no price disclosed. No other street name repeated among the 11 recorded deeds this period. None of those five transfers included a disclosed sale price. The three transfers with disclosed prices -- 34 Charles Dr, 92 Ocean Hill Dr and 51 Three Rivers Dr -- were each between unrelated parties. Two additional transfers involved limited liability companies or trusts as either grantor or grantee without a shared surname: 342 Country Club Way, transferred from Country Club Investment LLC to Thomas Henry Eichenberg and Claire Hunt Eichenberg as trustees, and an unaddressed Kingston parcel transferred from Derek Affsa, trustee, and the JNS Realty Trust to Meadowbrook LLC.
