KINGSTON -- A $1.9 million sale on Loring Avenue led Kingston's property market for the period of June 26 through July 25, as the Plymouth County Registry of Deeds recorded nine total transfers in town, five of them carrying sale prices and four recorded as nominal-consideration transfers.

MARKET OVERVIEW

Nine property transfers were recorded in Kingston during the period, but only five carried a disclosed market sale price. Among those five, prices ranged from $669,000 to $1,900,000, with a median sale price of $1,050,000. The remaining four transfers were recorded for nominal consideration, typically $10 or less, and are not included in the price range or median because they do not reflect market sales. Based on the raw count of nine recorded transfers, July appears to have been a moderately active month for deed activity in Kingston, though nearly half of those transfers were non-sale transactions.

TOP SALES

The highest-priced sale was 10 Loring Avenue, which sold for $1.9 million. Sellers John N. Burke and Tracey L. Burke conveyed the property to William Norton and Sarah Norton. The second-highest sale was 129 Main Street, which sold for $1.7 million; Main LLC sold the property to Kingston SPI LLC. At 228 Main Street, RA Empire LLC sold to Joseph King for $1,050,000, matching the period's median. At 13 Lydon Lane, Michael L. Cocomazzi sold to Elton Desouza Crespo and Yara Crespo for $745,000. Rounding out the priced sales, 149 Summer Street sold for $669,000; sellers Sean McElligott and William McElligott Jr. conveyed the property to Christopher D. Ryan and Alexis L. Ryan.

NEIGHBORHOOD BREAKDOWN

Main Street accounted for two of the five priced sales, at $1.7 million and $1,050,000, making it the only street with more than one disclosed sale this period. By price tier, three of the five priced sales exceeded $1 million: 10 Loring Avenue, 129 Main Street and 228 Main Street. The remaining two sales, at 13 Lydon Lane and 149 Summer Street, fell in the $500,000 to $1 million range. No sales with recorded prices fell under $500,000 this period.

Four additional transfers were recorded without market sale prices, listed as nominal consideration: 9 Spruce Street, 14 Nottingham Drive, 3 Walter Faunce Road and 3 Bagnell Street. At 9 Spruce Street, Karen A. Joyce, trustee, and the Diane T. Sellew Trust transferred the property to Adam P. Sellew, a transfer involving a shared surname and trust designation. At 14 Nottingham Drive, Michael Galla and Michael George Galla transferred the property to Michael George Galla, trustee, and the Michael George Galla Living Trust, also a trust transfer within the same name. At 3 Walter Faunce Road, Michael T. Case and Renee F. Case transferred the property to Rene F. Case, a transfer between parties sharing the Case surname. At 3 Bagnell Street, Aubrey Proctor transferred the property to Aubrey Proctor and Matthew Ackermann, a transfer in which the Proctor name appears on both sides.

MARKET NOTES

Bedroom, bathroom and square-footage data were not available in the deed records, so no price-per-square-foot comparisons can be made. Two of the five priced sales, at 129 Main Street and 228 Main Street, involved limited liability companies as sellers or buyers (Main LLC, Kingston SPI LLC and RA Empire LLC), suggesting commercial or investment-related activity rather than typical owner-occupant transactions. Four of the nine total recorded transfers, nearly half, were nominal-consideration transactions rather than market sales, a notably high share for the period, with naming patterns in three of the four pointing to transfers among family members or into trusts.
